Near the Tolhuiskanaal, accessible from the IJ by boat, Heddes Bouw & Ontwikkeling is constructing YOTEL Amsterdam, on behalf of Being Development. The 202-room hotel is built from modular rooms, produced by Ursem Modulaire Bouwsystemen. Here the hotel rooms are ready-built and provided with all installations and finishing, enabling a plug-and-play process at the building site. Due to this rapid modular building process, the hotel will open its doors in the summer of 2019.
Ursem Modulaire Bouwsystemen supplies a total of 226 high-quality modules for the total structure.

Firm roots in the neighbourhood
by collaboration with local partners
Sustainability and technology are important spearheads for the building, consisting of five volumes. They vary in height, function and atmosphere, are grouped around patios, with in the heart of the structure the collective space where tourists, business travellers and locals meet. The ground floor is high and transparant, enabling landscape and interior to seamlessly blend. On the sunny side the public restaurant, terrace, garden and landing stage form an attractive place on the waterfront. The hotel has firm roots in the neighbourhood, because it works with local partners for catering, art and facilities. It will be provided with a lot of outdoor space in a park-like setting, with a spacious waterside terrace.
LESS IMPACT ON THE ENVIRONMENT
In order to achieve its sustainable ambitions, the hotel implements durable characteristics at various levels, with the Circular Manifest Buiksloterham as a guiding principle. In addition to the sustainable advantages of a modular construction, the hotel aims for a Breeam Excellent rating; for the Design phase a 78,8 percent score was achieved, and it is expected that the ‘As Built’ result will meet the Excellent level.
SUSTAINABLE MEASURES
A circular water system collects, stores, filters and re-uses water for multiple purposes. A Heat Cold Storage installation will enable the use of thermal energy from the ground. The hotel will be an ‘All-Electric” (gasless) building with solar cells installed on the roof.
The choice for the Ursem 3D modular building system, means a conscious choice for an energy efficient building process. The reduced frequency of materials transport in modular building ensures a reduction of CO² emission. Furthermore the building system allows a speedy and efficient realisation.

Recente berichten in het process YOTEL Amsterdam
Work on the YOTEL Amsterdam project site is in full swing. Once our modules have been installed, they will be linked to each other in terms of installation technology.
Also, the floors of our modules have recently been finished on location. Of course we can deliver the modules including finishing floor, but because the choice of finishing at the time of production was unknown, the modules were delivered without finishing floor.
The delivery of our modules will start next week, after which they will start to be fitted out. Recently, two hotel rooms were fully furnished as a trial, to the complete satisfaction of the client.
