The building consists of 5 floors and 130 units, of which 122 apartments are for 244 migrant workers. This fully modular complex is situated at the industrial area Achtersluispolder in Zaandam.

The building consists of 5 floors and 130 units, of which 122 apartments are for 244 migrant workers. This fully modular complex is situated at the industrial area Achtersluispolder in Zaandam.
SHORTAGE OF LOCAL JOB SEEKERS
This building will accommodate European migrant workers from a.o. Spain, Portugal and Eastern Europe, working temporarily for companies in the area, for a maximum of 15 years . Not all vacancies of companies in the area can be filled with local job seekers. “Therefore there is a need to to retain employees from other EU countries. For this target group it can be difficult to find housing. This can cause undesirable and sometimes illegal housing situations ”, according to the companies.
EXTENDED STAY
It concerns ‘extended stay’, with a stay period ranging from a minimum of one week to a maximum of one year. The 5 storey building is about 15,5 meters high and offers room for 122 two-person studios of about 25 m² each. There are 30 on-site parking spaces. Each studio has a private bathroom and kitchen. Meals and beverages are not provided. The studios can accommodate two persons. Household waste will be collected in a press container on the grounds and will be disposed of by the building operator.
FIRM MANAGEMENT
An intention-rental agreement has been signed with mediating organization “Netbewoond” for a period of 15 years. Netbewoond is a professional, SNF certified organisation. By firm management by caretakers who are present 24/7, Netbewoond offers a pleasant living environment for the residents, without inconvenience to the environment. Netbewoond concludes contracts with employment agencies who arrange housing and employment contracts with the employees.
FUTURE
The location, ‘deep in the industrial area of Achtersluispolder’, is according to the Municipal Executive not (yet) suitable for permanent or long-term habitation by for example young people, but can resolve another urgent problem on the tight housing market. ‘Moreover it suits the context for transformation of the Achtersluispolder area’.
MODULES
Each industrially manufactured module is equipped with a self-supporting hull. The fully equipped houses can therefore be stacked directly from the truck. With this unique modular method it is possible to realise a project mainly at the factory, to save on building time and cost, to limit the inconvenience at the location substantially and to increase quality thanks to an industrial and sustainable production method.
The Municipal Executive approved the construction of a temporary hotel for 244 immigrant workers on the corner of Sluispolderweg/Rijshoutweg in Zaandam. This building may remain in place for a maximum of fifteen years. In that case, the transformation of the industrial estate must be such that it is also possible to live permanently in a new building.
Employees from the European Union, including Ahold Delhaize, will be living in the hotel, and will not be allowed to stay there for more than a year in a row. According to the municipality, the supermarket group and other Zaan companies will not be able to obtain sufficient personnel on the local labour market. The hotel must prevent foreign employees from creating ‘undesirable living conditions’. The building will be made up of ready-made units that can be reused in fifteen years’ time.
SIGNATURE OF CONSTRUCTION AGREEMENT 122 HOUSES ZAANDAM
Last week, the signing of the construction team agreement for a project with 122 dwellings for 244 migrant workers in Zaandam was for Netbewoonond and developed by Corporatiekracht and designed by ME-2 architecten bna.
The 122 homes will be made completely modular in our factory. We are proud to be able to realize this large-scale project with high quality housing for labour migrants. We have identified a growing demand for modular flexible housing for special target groups.
